Auction Estates Delivers £36 Million in 2025 as December Sale Hits £5.87M

December is traditionally the busiest sale of the live auction calendar, and this year was no exception. The Derek Randall Suite at Trent Bridge Cricket Ground was full to capacity, with 71 lots sold over a gruelling two-hour session.

Bidding started strongly, with six garages in Mapperley selling for a total of £50,000, well above their expected price of just over £8,300 per garage.

One of the highlights of the auction was the sale of 0.72 acres of land in Langley Mill, Nottingham, located to the rear of the ASDA supermarket. Guided at £150,000 +, it sold in the room for a record £341,000, far exceeding the client’s expectations.

Acting on behalf of Nottingham City Council, two large residential houses were offered, both suitable for conversion to bedsits or one-bedroom flats. Each sold comfortably above their guide prices, demonstrating the strong demand for city centre conversions in the rental and investment markets.

Land continued to prove extremely popular, as evidenced by two parcels in Carlton and Netherfield offered on behalf of Gedling Borough Council. A 6,400 sq ft plot on Burton Road sold for £182,000, above its guide of £150,000+, while a similarly sized plot near the Netherfield railway crossing sold for £240,000, significantly above its guide of £100,000+.

One of the highest value lots was Castle Cavendish Works, a 16,500 sq ft three-storey office investment building. Attracting strong bidding, it sold in the room for £950,000.

The catalogue also featured 16 plots of land in Shirebrook, most with buildings on them, located within a large housing estate. All plots were sold, generating high levels of competitive bidding and excellent results for the client.

In another sign of market pressures, we sold three individual investment properties on behalf of Law of Property Act (LPA) Receivers via Lambert Smith Hampton in Leeds. The portfolio included one property in Grimsby and two in Stoke-on-Trent, featuring a mix of vacant HMOs, highly reversionary leases, and traditional tenancies.

Additionally, a batch of five lots comprising garages, sheds, and tarmac hardstanding was sold to an investor seeking future redevelopment opportunities. The lots, classified as previously developed land, sold for significantly more than their combined guide prices.

In summary, December proved to be an extremely busy and successful auction, raising over £5.87 million with a 91% success rate, concluding a strong year for Auction Estates with over £36 million sold throughout 2025.
